Hi maruxz! A domain is worth what an end user is willing to pay for it. If a company is going to spend $100k setting up a poker massage business, hiring a team of girls, marketing etc then less than 10% is a small price to pay for the best domain I believe.
I'm open to negotiations on all my domains though. Sedo changed to wording to "Listed Price" from "expected price" which makes the price seem to be a BIN ( Buy It Now) price when in fact it is not. Hope that makes sense!
I've just found PLO.net at auction and will do a blog post about that as I think the winning bidder could get a bargain if PLO.com is out of their price range!
